What we look at when we invest in properties

When we are looking for properties to invest in, we bring in several different parameters that we think are important. What works best for a real estate investment is different for each area. We look, among other things, at the demographics of the area, what capital growth has been achieved and what can be expected, as well as the potential for the future. The more research we do, the better informed we are, which leads to better and safer decisions about which real estate investment is best for us.

It is important to us that the properties we invest in should meet our ROI requirements,  have a very low risk and be able to influence and improve the environment and society. Our success in real estate investment is based on long-term perspective, experience and scalability.

Why invest in real estate in the UK?

In the UK, there is a huge housing shortage and a huge demand to get a roof over your head. There are a total of approximately 4 million inhabitants who are in a housing queue and the queue is also increasing by 240,000 people per year. Of these, about 40,000 people receive housing each year through the housing agency. In the UK, about 40% rent their home, which corresponds to 25 million inhabitants. It is common to rent from private landlords and in addition, the real estate system benefits foreign investors.

There are many homes in great need of renovation. This, combined with the housing shortage, enables us to turn properties into attractive homes that we either sell or rent out. Compared with other property markets, there are many different types of rentals in the UK. This is beneficial for us as a real estate investor as this allows for lower risk based on different investment strategies. In the UK, for example, you can sell your home and continue to live as a tenant.

Another important reason that makes it advantageous to invest in the UK is that the loan system is structured in a completely different way than in for example Sweden. Banks and lending institutions value a rental income as a guarantee, which enables financial security for us as investors. There is also a law against homelessness, which provides good opportunities for Social Housing, i.e. to rent out your home to municipalities.

How does it work?

We work with local partners on site in the UK to get access to good property projects. The properties we are specifically interested in are properties that requires a great amount renovation and that we can buy at a price below market value. Based on the proposals we receive from our real estate agents, we conduct an analysis, so-called Due diligence, where we review and calculate the deal and its potential for returns.

After we have bought the property and the deal has gone through, we begin the renovation of the property. When the renovation is completed, the property is put up for sale if it is to be sold or it is furnished and rented out if the property is to be rented out instead. You as an investor get your return here and you can also choose to reinvest your capital and interest in the next real estate project.

Wega Invest operates in England,  Wales  and  Scotland where we work with our local expert teams and partners on site. Wega Invest’s strategy is to invest in residential buildings in good areas with good potential for returns and low risk. In a good area for investment, there is access to work, schools and business while proximity to communications, hospitals and colleges. Already at the early stage of our projects, we carry out analysis of the intended target group for the property and make sure that there are several alternative strategies for each deal. This is to minimize the risk and secure our and your return as an investor regardless of how the housing market would develop.

Our focus in our real estate projects is to increase the value of the property in different ways and to carry out a complete renovation of the condition of the property both interior and exterior. Through this, the property can either be sold or rented out, resulting in us and our investors getting their return.
